The Tree Section offers a quieter, more residential feel than its Sand Section neighbor. Named for the mature trees lining its streets, this area provides more space—both inside homes and between them—while still maintaining proximity to the beach and downtown.

Homes here tend to be larger, with actual yards becoming more common. The streets are wider, the lots are bigger, and parking is slightly easier (though still Manhattan Beach, so expectations should be realistic). It’s a favorite among families who want the beach lifestyle without being in the middle of the action 24/7.

Traffic can vary block by block. Some streets are quiet cul-de-sacs, while others see commuter cut-through during rush hours. It pays to visit at different times of day before committing. The walk to the beach averages 10-15 minutes, and downtown Manhattan Beach is easily bikeable.
